Hearings Before the Planning and Zoning Commission are generally for one or more of the following reasons: 

  1. Subdivision of land. (410.020: DEFININTIONS: SUBDIVISION)

  2. Resubdivision of land (410. 020: DEFININTIONS: SUBDIVISION)

  3. Review preliminary and final site development plans (405.090: "C" OFFICE       DISTRICT REGULATIONS: I. 2. and J, et. seq.)

  4. Relief from strict enforcement of subdivision regulations (410.060: VARIATIONS AND EXCEPTIONS)

  5.  Changes or modifications to the City Plan for District Boundaries, classifications and regulations (405.050: CITY PLAN - ANNEXATION: H.)

  6. Review requests for Special Use Permits (405.120: SPECIAL USE REGULATIONS)

  7. Amendments to the Zoning and Subdivision Regulations (Title IV)

All information requested on this Application must be supplied.  Applications and all enclosures or exhibits must be filed not less than fifteen (15) days before the Planning and Zoning Hearing.

No demonstrative evidence, photograph, diagrams, etc. will be considered by the Planning and Zoning Commission which has not been presented to the Commission fifteen (15) days before the date of the hearing. 

TO THE PLANNING AND ZONING COMMISSION:

Pursuant to the provisions of Title IV of the Municipal Code of the City of Clarkson Valley, Application is hereby made for a Hearing before the Planning and Zoning Commission of the City of Clarkson Valley, Missouri, for the following purpose(s):

 If the request is for subdivision related purposes, attach hereto as part of this Application the following:

 1.  Nine (9) copies of plats and plans showing:
           
a.  topography
           
b.  property and building lines (front, sides and back marked)
           
c:  easements
           
d.  existing and proposed improvements
           
e.  all proposed changes with exact measurements for zoning change sought
           
f.  adjacent lots or tracts
           
g.  any other appropriate information as specified in Title IV

 2.  The plats and plans must clearly cover and present the facts relating to the Application and must be certified by a licensed engineer.

If this request if for amendments to Zoning or Subdivision Ordinances, changes to District Boundaries or a request for a Special Use Permit, attach to this Application as much detail in terms of drawings and narrative explanation as possible.
