Planning and Zoning Commission

January 19, 2011


            The Clarkson Valley Planning and Zoning Commission, pursuant to notices published in the St. Louis Countian on January 5, and the West Newsmagazine on January 12 and all notices to homes within 500' of the proposal mailed on January 3, 2011 met on Wednesday, January 19, 2011, at the Fru-Con Building to consider one agenda item and to make a recommendation to the Board of Aldermen.


            Planning and Zoning Commission members present were:

                        Frank Hodgdon, Chairman

                        Susan Shea

                        Gregg Bogosian

                        Ann Grabner

                        Jerry Litschgi

                        Members Artie Ahrens and John Cloute were unable to attend

                        City Clerk, Michele McMahon also attended


            After the meeting was called to order and all those in attendance that wished to address the Commission were sworn in, the Chairman read the Notice of Public Hearing for the first agenda item: To consider Dr. Carlos Maitz's proposal for a boundary adjustment twixt Lots 33 and 34 - Kehrs Mill Trails Subdivision - Plat 3 in Clarkson Valley and to make a recommendation to the Board of Aldermen. 


Mr. Hodgdon welcomed Dr. Maitz and Mr. and Mrs. Tidd and stated the City is in receipt of an application for a simple boundary adjustment to correct an error when Dr. Maitz's contractor constructed a retaining wall.  He referred those present to the map and the photocopies of the wall in the packet and mentioned the steepness of Dr. Maitz's driveway. 


            Dr. Maitz explained the driveway was re-configured from a sharp angle coming from the side-opening garage to more of a large, gradual curve to the garage.  Unfortunately this curved driveway required a retaining wall to hold back earth and in so building, extended not only beyond the building line but also beyond the property line onto property owned by Mr. and Mrs. John Tidd.  What we propose tonight is a land swap - a trapezoid for a trapezoid for the same square footage.  This is agreed upon by the two parties involved.  He concluded by stating the retaining wall will now be 25'8" from the property line, which no longer extends beyond the building lines.


            The Planning and Zoning Commission Members had no questions or comments and Member Susan Shea made a motion that the Commission gives an affirmative recommendation to the Board of Aldermen.  Member Ann Grabner seconded the motion.  The Chairman then read the proposed Ordinance in full and a roll call vote was taken with the following result:  Ayes:  Hodgdon, Shea, Bogosian, Grabner and Litschgi.  There were no nays.  Whereby the motion was declared as having passed.


            The meeting adjourned at 7:45 p.m.
